Primary Function
We are seeking a candidate with extensive experience in Custom Residential Construction in the Bay area and San Francisco.
Position Essential Duties and Responsibilities: (others could be assigned)

Updates trade lists and manages subcontractors’ scopes of work by walking the project, noting completed items, and entering new items.

Manages relationships with subcontractors.

Reviews completed subcontractor tasks for quality assurance.

Manages onsite appointments with the subcontractors where the Project Manager is not required.

Presents a safe, organized project that sets expectations for how subcontractors will care for space and demonstrate respect and readiness for clients at all times.

Schedules work, alerts subcontractors, and schedules debris off hauls.

Understanding the critical path of construction and preparing for all phases.

Communicates with subcontractors, issues and tracks requests for information with the architects and designers.

Attends site meetings, takes notes, answers questions, and provides details about scopes of work.

Opens sites before crew arrivals and closes sites after crew departures to ensure that daily tasks are assigned.

Understands all change orders and articulates to the Project Manager.

Walks subcontractors through change order request procedures and pricing.

Schedules subcontractors to the site to ensure work is completed timely.

Schedules and hosts all special inspections, DBI, and others such as PG&E.

Takes photos of job sites weekly and uploads them.

Performs manual tasks to keep schedules moving and the site safe. Picks up materials and supplies for the job site and schedules debris off-hauls.
Qualifications:

Education: No education requirement, but preferred high school diploma or general education degree (GED).

Experience: Required at least 7-10 years of related experience in residential in San Francisco.

Experience: Preferred experience in Custom Residential Construction in the Bay Area and San Francisco.
